We believe that most buyers will benefit by engaging a buyers agent in the competitive Sydney market.

The purchase of a property is a complex and time consuming task. For most people it is the largest financial outlay they will ever make, so it stands to reason that professional advice is very important.

Selling agents are employed to achieve the highest possible price and best terms for their client – the vendor.   They do not work in the buyers interests, rather the vendors’.   By employing a buyers agent as your advocate, you can swing the pendulum back in your favour in the property purchase.

There are other great reasons to engage a buyers agent. These include:

  • gaining access to opportunities and properties that may not be available to other buyers (commonly called off-market listings)
  • buyers agents are experts in locating quality properties that will appreciate well over time

You might have heard the term Buyers Advocate and wondered what they do.

A Buyers Advocate is just another name for a Buyers Agent.  It is more commonly used in Victoria.

We work with clients primarily in Sydney – on the North Shore, in the Eastern Suburbs, Inner West and on the Northern Beaches.

We also assist buyers looking outside these areas to purchase holiday homes, rural properties and commercial premises.

The time to purchase varies from client to client and depends on many factors.

Most Homesearch Solutions clients purchase their property within six weeks, and many do sooner than this.

There are many factors that can influence how long it will take you.  These include:

  • the complexity of your brief
  • your suburbs of interest and the number of available properties
  • the level of competition from other buyers
  • and probably most importantly, how realistic your budget is

Yes we can help you with any service required that is related to your property purchase.

We refer you to a reputable mortgage broker to assist you with your finance needs, or a professional Legal Professional for your conveyancing requirements.  We can also arrange building and pest inspections, strata reports and any other required services.

These services are at an additional cost, quoted by and to be paid directly to the service provider.

Absolutely!  We’ve helped many clients when they have located a suitable property themselves.

Our Property Appraisal Report  gives you the answers that you need to make the best informed purchasing decision.  We’ll inspect the property you have found and its surrounds, and evaluate it, giving you both the “good” and the “not so good”.  We’ll provide a pricing analysis and let you know how much the property is worth in the current market.

We love to negotiate – and we understand the negotiation strategies and techniques that work.  Our Negotiation service will help you if you have found a property you like but are unsure how to proceed.  Our objective is to negotiate the best possible price for you, with the very best terms and conditions.

Our Auction Bidding Service is just for you!

Bidding at an auction can be terrifying for some people.  We have been bidding for our clients for 23 years and we know all the best auction strategies.  You can be confident that you will have your best chance of success in our hands and also the least stress possible on auction day.

The fees vary between buyers agents.

Absolutely! We have helped many clients achieve exceptional results selling their homes and investment properties.

This service is generally referred to as Vendor Advocacy and is a very commonplace arrangement. We call it our Sales Advisory Service.

As Buyers Agents, we’ve dealt with thousands of real estate agents over the years.  We know first hand the best ones that will work tirelessly in your best interests to ensure you achieve the best price.  We also know those that won’t!

This insiders knowledge is available to you at NO CHARGE.

We’ll also negotiate a very competitive commission rate with your chosen agent for you and we’re available throughout the campaign for any advice you need until your property is sold.

Well no – and yes..

If you have used a Buyers Agent to help you purchase a home that you will live in, then the fees are not tax deductible.

If you have used a Buyers Agent to help you purchase an investment property, the fees can be used to reduce your capital gains tax liability when you sell that property.
